Midtown Mobile is the heart of the city. Old Dauphin Way, Oakleigh Garden, Ashland Place, the stretch along Old Shell Road where the restaurants and shops cluster — this is where Mobile’s history lives in real time. The homes here aren’t reproductions. They’re the real thing — Queen Anne Victorians, Craftsman bungalows, Colonial Revivals, shotgun houses with 12-foot ceilings and original wavy glass in the windows. Some of these homes have been standing since before the Civil War.
The live oaks that line these streets are just as old. Their canopy is what gives Midtown its signature look — that tunnel of green over Government Street, the dappled light on the sidewalks of Dauphin Street. But those oaks also drop leaves year-round, coat everything in pollen every spring, and create permanent shade that keeps surfaces damp. Damp plus shade plus Gulf Coast humidity equals algae, mildew, and lichen on every north-facing surface. It’s the price of living under a cathedral of trees.
You cannot pressure wash a 150-year-old home the same way you’d blast a new concrete driveway. The wood on these homes — heart pine siding, cypress trim, original shutters — is irreplaceable. The mortar between handmade bricks is lime-based, not Portland cement, and it’s softer than modern mortar. The windows have wavy glass that’s been in place since the 1880s. One wrong move with a pressure washer and you’ve destroyed something that can never be put back.
We soft wash every historic home in Midtown. Low pressure, professional-grade cleaning solutions, and a lot of patience. We pre-treat the algae and mildew, let the solution dwell, then rinse with just enough pressure to carry the dead growth away without touching the substrate. For brick homes, we avoid the mortar joints entirely with direct spray and use a gentle fan pattern that cleans the brick face without eroding the pointing.
Windows in Midtown are their own specialty. Many homes still have original single-pane glass — some of it hand-blown with visible imperfections that make it valuable. We clean these by hand with non-abrasive solutions and soft cloths. No razor blades, no harsh chemicals, no squeegees that could catch on old glazing putty. For the newer replacement windows, we use standard professional methods. We know which is which.
